Neighborhood Overview
Old Southeast is one of the original St. Pete neighborhoods — listed on the National Register of Historic Places, with brick streets, mature trees, and a collection of 1910s-1940s craftsman and Mediterranean Revival homes. It sits directly south of downtown, between the Bayfront and Coquina Key. Lassing Park anchors the waterfront side.
It has many of the same architectural and historical credentials as Old Northeast, but it's quieter, less foot-trafficked, and trades at a meaningful discount per square foot. Less Airbnb pressure, fewer tourists, more genuine residential feel. The walk to downtown is real — 25-30 minutes — and very pleasant on the brick streets.
The flood-zone reality is similar to Old Northeast: blocks closer to the bay are in AE; further inland transitions to X. Lassing Park area was hit by Helene. Verify the specific address on FEMA's flood map, get an elevation certificate, and price the insurance reality before writing.
