It's also one of the rare historic St. Pete neighborhoods that sits comfortably in flood zone X. Elevation here runs 30-40 feet — high enough that Hurricane Helene didn't cause widespread flooding the way it did closer to the bay. That combination — historic character plus flood safety — has driven prices up significantly over the past five years.
The flip side is inventory. Kenwood doesn't trade often. Homes go quickly, often within a week, and the well-renovated bungalows command premium prices. If you want this neighborhood, you need to be ready to move fast and be flexible on the specific block. North Kenwood (north of 5th Ave N) is less walkable but more affordable.
