Bayway Isles is the only guard-gated luxury community in St. Pete proper. It sits on a series of man-made islands along the Pinellas Bayway — the causeway connecting downtown to St. Pete Beach. Big lots, deepwater docks, mature landscaping, and a security gate at the only entrance. It's the closest thing St. Pete has to a Naples or Sarasota gated waterfront enclave.
It's also fully exposed to flood zone AE and VE. Hurricane Helene caused widespread flooding here, and many ground-level homes are now being either elevated or rebuilt under FEMA's substantial improvement rules. Newer modern coastal construction with elevated living spaces fared significantly better. The neighborhood is in active reinvention.
If you want a gated address, deepwater dock, and 8 minutes to the beach in either direction (Pass-a-Grille or downtown), Bayway Isles is one of a handful of options. Just be honest with yourself about the carrying costs — flood, wind, and windstorm together can push insurance well into five figures annually.

Substantial damage letters from Helene. The 50% FEMA rule. Any ground-level home from before 1980 needs a serious elevation conversation. Newer elevated construction (post-2010) will perform very differently in insurance and resilience than older slab homes — get the elevation certificate.
