Buying a Home from Out of State -- Our Exact Process for Remote Buyers (With Client Stories)
Here's something most people don't know about our business: the majority of our clients are not in Florida when they buy their home.
They're in California, New York, Tennessee, or -- in one case -- Germany. They've watched our YouTube videos, done their research, and they're ready to make the move. But they can't always fly down for every showing, every inspection, every walkthrough.
That's exactly what our process is built for. We've helped over 50 buyers navigate this. I'm going to walk you through exactly how it works, using real client stories with real outcomes.
Step 1: The Discovery Call (Not a Sales Pitch)
Our first conversation isn't about listings. It's about you -- where you're coming from, why you're moving, what your timeline looks like, what matters in a neighborhood, what your budget allows.
We spend 30 to 45 minutes on that first call. Aubrey takes notes on school preferences, commute requirements, lifestyle must-haves. I'm asking about flood zone tolerance, construction type preferences, new construction vs. resale.
By the end of that call, we have a search direction. That direction saves weeks of unfocused Zillow scrolling. In the meantime, you can start exploring on your own using the free tools on our site -- check flood zones for any address, compare commute times to different neighborhoods, and see what restaurants, parks, and schools are near the areas you're considering.

Explore St. Pete Neighborhoods with Video Walkthroughs βStep 2: Video Walkthroughs When You Can't Be Here
When a property matches your criteria, we tour it for you. Not a quick FaceTime from the driveway -- a real walkthrough showing every room, opening closets, checking under sinks, walking the yard, showing the street, the neighbors, the drive to groceries.
Mark's Story
Mark was relocating from California but wasn't ready to move yet. The right home came up. We toured it virtually, confirmed the condition, and then got creative -- we connected Mark with a local property manager so he could buy now, rent it with trusted tenants, and move in when the timing was right. He closed without needing a second trip to Florida.
"They actually went to the property to take videos for me since I was buying from out of state. Helped with the details of the purchase, recommended other trades such as insurance and maintenance companies, and were always there to answer questions or help otherwise. Great logistics work from Aubrey as well. To top it off, they are really good human beings."

Step 3: The Weekend Trip Strategy
For clients who can make one trip, we make every hour count.
John and Cristina's Story
John called on a Thursday evening. He and his wife were going to be in town starting Saturday. One weekend. No wasted showings.
In an 18-minute call, we mapped out a game plan. Saturday was a long, carefully curated day of showings -- every property pre-vetted against their criteria. By Monday, they were under contract. We got our inspector scheduled before they left town so nothing stalled the process.
One weekend. Start to finish.
Step 4: We Attend Inspections and Walkthroughs On Your Behalf
If you can't be here for the inspection, we're there. We walk through every finding with the inspector, take detailed photos and notes, and review everything with you that evening.
Nicole's Story
Nicole relocated from San Diego with her family. She flew in for one weekend to house hunt, got her first choice with our offer guidance, and flew home. We attended the inspection, conducted the final walkthrough, and managed every detail remotely until she moved in.
"Aaron seamlessly helped us through the entire house buying process... At no point in the process did we feel out of touch or left wondering."

Step 5: Time Zone Flexibility Is Non-Negotiable
Matthew's Story
Matthew was buying from a different time zone and couldn't travel for viewings. We did video walkthroughs, sent photos, FaceTimed for remote viewing sessions, and handled every hiccup remotely.
"If I could give them more than 5 stars, I would... They answered our questions via text or phone rather quickly, even though we were on a different time zone."

Neal's Story
Neal is a U.S. Army pilot who found us through our YouTube channel while stationed in Germany. He was being transferred back to the U.S. and needed to find a home before arriving. We navigated the entire process across an ocean and multiple time zones. Neal moved into a brand-new home and paid just $900 out of pocket thanks to VA loan benefits.
Step 6: The Vendor Network
Buying a home is one transaction. Getting settled is a hundred small ones. We've built a network of trusted vendors -- insurance agents, mortgage brokers, home inspectors, property managers, contractors, maintenance companies -- that we connect clients with as part of the process.
Kathy's Story
Kathy specifically thanked Aubrey for providing utility service information for her specific neighborhood before she'd even moved in. That's the level of detail we operate at.
"Aaron's experience & knowledge of the surrounding area was invaluable & limitless. Since we were from out of state his wife, Aubrey was very appreciated as she provided us with information regarding utility services for our specific neighborhood."

Why We Do This
I'll end with Malinda's words. She was 81, downsizing from her home to a condo, and hadn't been through the real estate process in decades.
"If I sold and bought 100 properties, I would ask Aaron to be my realtor every time. He's knowledgeable, efficient, caring, patient, creative, funny, smart, and every other quality you'd want in someone who is helping you make a life-changing decision. I'm happy to say that he's family now."
β Malinda -- Verified Google Review
We take that seriously. Moving to a new state is one of the biggest decisions you'll make. Having someone in your corner who genuinely knows the good, the bad, and everything in between makes the difference between a stressful experience and a confident one.
Whether you're two years out or coming next week -- the earlier we connect, the more we can help. That first call is free and saves weeks of guesswork.
