It helps, but it is not required. We have helped plenty of families buy sight-unseen using video walkthroughs, FaceTime tours, and detailed photo packages. If you can visit, we will plan a focused discovery trip so you see the right neighborhoods. If you cannot, we will be your eyes and ears on the ground.

We cover the entire Tampa Bay metro — St. Petersburg, Tampa, Clearwater, Palm Harbor, Dunedin, Safety Harbor, Gulfport, Parrish, Wesley Chapel, FishHawk, Westchase, and more. Each area has a completely different feel, and we will help you figure out which one matches your lifestyle.

As your buyer's agent, our services are typically covered by the seller as part of the transaction. You do not pay us out of pocket. Feel free to ask us about the process — we always try to go over it before any showing so there are no surprises.

A discovery trip is a 2 to 3 day visit where we help you see the area and tour homes that match your criteria. We'll also give you a list of neighborhoods, restaurants, and spots to check out on your own so you can drive around and get a real feel for the area. We plan the itinerary based on what you told us matters most, so you leave with a clear picture of where you fit.

It is something to be aware of, but not something to fear. We walk every client through flood zones, elevation certificates, and insurance costs for any property they are considering. Some areas of Tampa Bay have very low flood risk. The key is knowing where to buy, and that is exactly what we help with.

Yes. We work with buyers in communities like North River Ranch in Parrish, Epperson in Wesley Chapel, and new construction throughout the area. We know the builders, the incentive structures, and which structural upgrades are worth the money.
